Why we started Drover

The mineral business has spent a century being confusing on purpose.

Most owners inherited their interest. They have never seen a title chain, never priced a royalty, and never had anyone explain what the check in the mailbox actually represents. Then a letter shows up with a number on it and a deadline.

We built Drover Land Group to be the opposite of that letter. We will show you what you own, tell you what we think it is worth and why, and let you decide without a clock running. If the right answer is to keep it, we will tell you that too.

What makes us different

Three things you will not get from a mailed offer.

You deal with the buyer

We purchase for our own account. No broker takes a cut, and the person who answers your call is the person who decides.

We show our math

Every offer comes with the reasoning behind it — your net acreage, decimal interest, and the activity around your tract.

We will tell you not to sell

Sometimes holding is the right call. We would rather give you that answer than close a deal you spend years regretting.

“Nobody should have to take our word for what their minerals are worth. That is why we show the work — you should be able to check us, and you should feel fine about walking away.” Drover Land Group

What we purchase

Four kinds of interest, producing or not.

You do not need to know which category you fall into before you call. Figuring that out is our job, and it is free.

Producing

Royalty interests

Already paying monthly. Send a recent check stub or check detail and we can usually work from that alone.

Non-producing

Minerals in the ground

Leased or unleased acreage with no production yet. These carry real value and are routinely underpriced by mailed offers.

Carved-out

ORRI & NPRI

Overriding and non-participating royalty interests, including small fractional positions other buyers pass on.

Non-op

Working interests & leasehold

Working interests and leasehold positions, including interests carrying costs you would rather stop paying.

The process

Four steps, and you can stop at any one of them.

01

Tell us what you have

A phone call is enough to start. A check stub, a lease, a division order, or just a county and a family name will all do. If you are not sure what you own, we will help you find out at no cost — even if you never sell to us.

02

We run the title and the numbers

We verify ownership in the county records, confirm your net acreage and decimal interest, and evaluate the wells, permits, and activity around your tract. This is the part most owners cannot do for themselves, and the part we do for a living.

03

You get a written offer in 48 hours

A specific number, in writing, within two business days of our having what we need — with the reasoning behind it. No expiring-offer games. Take it to your accountant or your family and think it over.

04

We close in 30 days and pay the costs

We prepare the deed, handle the recording, and cover every closing cost. From signed agreement to funds in hand runs about thirty days, wired or mailed on your preference.

Who you are dealing with

Two partners, and you will talk to one of them.

A drover moved other people's livestock to market and earned his keep by knowing the route. Close enough to this job. We are a new company and would rather say so than dress it up — what we bring is the experience behind it and a willingness to show our work.

Kyle Thompson

Partner — Title & Acquisitions

Kyle handles the record work behind every offer Drover makes: running county title, confirming ownership and net decimal interest, and untangling the probate gaps and unrecorded conveyances that turn a straightforward family interest into a puzzle. He is the reason a Drover number holds up when somebody else checks it.

Matt Goodwin

Partner — Acquisitions & Owner Relations

Matt works directly with mineral owners, from the first phone call through closing. He built his side of the business on the view that most owners are not looking to be sold anything — they are looking to finally understand what they have. If you call the main line, you are most likely getting Matt.

Where we work

All 254 counties.

Every major play, and plenty of ground nobody calls a play at all. Small interests in quiet counties are still worth a call — those are often the ones no other buyer has bothered to price properly.

Questions owners ask

Straight answers.

How do I know what my minerals are actually worth?

Most owners do not, and that is the whole problem. Value depends on your net acreage, your decimal interest, current and expected production, the operator, your lease terms, and what is happening on the tracts around you.

We will walk you through how we arrived at our number. You are free to take that work to another buyer — and if you get a better offer, take it.

Do I have to sell everything?

No. We regularly buy partial interests. Selling half and keeping half is a common way to take money off the table without giving up your position entirely.

I am not sure what I own. Can you still help?

Yes, and it is more common than you would think — interests get passed down through two or three generations and the paperwork scatters. Give us a name and a county and we can usually reconstruct it from the records. No charge, and no obligation attached to it.

What does it cost me?

Nothing. No commission, no listing fee, and no closing costs — we pay all of them. The number in our offer is the number you receive.

How long does the whole thing take?

A written offer within 48 hours of our having your information, and closing about 30 days after you sign. Complicated title — probate gaps, missing heirs, unrecorded deeds — can add time, and we will tell you up front if we see that coming.

What about taxes?

A mineral sale is generally treated as a capital gain, and your basis and holding period matter a great deal. We are not tax advisors and will not pretend to be — talk to your CPA before signing anything. We are glad to give them the deal terms directly.

I keep getting offer letters in the mail. Are you one of those?

Those letters are usually generated in volume from public data by people who have never looked at your tract. Some are fair. Many are deliberately low, betting you will not check.

The difference here is that we show our work and you can call and get a person. Whatever you decide, do not sign a mailed offer without having someone look at it first.
